It's Sunday. I drive up to 38 Grace Road around 11:55 to get my open house paraphernalia ready to set up what I hope to be a great day for my clients' open house. As I exit my car, I see a very nice couple eagerly waiting for the festivities to begin. "Not bad" I said to myself ... "Having someone 'waiting' to get into an open house is a great sign, let's hope for more". I kindly asked the couple if they didn't mind waiting just a few minutes while I set up, and walked into the house.
I set up my 'gear' and the open house starts promptly at noon. The couple walks in and begins their excursion of the home. They appear very interested and within five minutes, I begin to see a steady flow of buyers entering and exiting the house. A half hour, an hour, hour and half ... non stop! "Very interesting" I thought to myself. For a moment I felt as if I had taken a ride in Marty McFly's DeLorean and gone back to an open house from 2005!!
The response was fantastic and the genuine interest in the house was what I hoped it would be. A great property, in a great neighborhood ... at the right price.
Well, my open house was supposed to be from 12:00 to 2:00p and I walked out that door at 3:35p! A three and a half hour open house!! I was very excited for my clients. Just as I hopped into my car and approached the intersection of Grace and Saltonstall Road (literally 5 seconds from the house) my phone began ringing off the hook (hey, we have cell phones now, that doesn't make sense anymore!!)
As I answered one call after another requesting second showings and inquiries as to when the offers would be presented ... I smiled wholeheartedly. First mission accomplished.
